For the last couple of weeks, I have been giving you ways to CYA – cover your assets, ways to stay out of trouble. Hopefully they have helped. Today I would like to relate one of my personal pet peeves.
You submit an offer to another Realtor on their listing and sometimes (more often than not), the offer is lower than the asking price…everyone wants to negotiate. The first words out of the listing agent’s mouth is: “This is unacceptable, it’s too low…it’s an insult” or some such words. So, who is the Seller… who is the Boss here? Where is it written in the listing agreement that the agent answers for the Seller before the Seller even sees the offer? Wouldn’t a better answer be: “Thank you or The Seller will probably negotiate”. Everything has a starting point, otherwise how would you ever get to the end…an agreement? In many instances, I am not sure the agent ever presented the offer to the Seller, even though they are required to.
So my fellow REALTORS, enough of my aggravation, this coming week, the REALTORS are descending upon Tallahassee to promote our agenda to our legislators. Hopefully many of you are going – remember, there is strength in numbers. I hope to see you there!
